We expect our guests to be considerate and to abide by the following rules:

  • Guests must pay for any losses or damage caused to the property.

  • Take good care of the property and leave it in a clean and tidy condition on departure.

  • Allow us or our Agents reasonable access to the property should there be an urgent requirement.

  • Must not sell or transfer the booking to another party without our permission.

  • Exceed the number of people stipulated in the property description.

  • Cause annoyance or become a nuisance to occupants of nearby premises.

  • Smoke inside the property.

  • Allow pets (staying with our prior agreement only) to enter into bedrooms under any circumstances.


Water supply

The water supply is from a private supply and is sometimes discoloured, the water is tested regularly by Stirling Council and is certified as safe, however the water quality can change and therefore it is recommended that the tap water should be boiled for drinking and water production.


We do not charge extra for broadband, heating or telephone. We do however monitor usage and additional charges will be deducted from the damage/ good housekeeping deposit if used excessively as detailed below.


Satellite broadband has a fixed monthly allowance of 50 GB (weekly equivalent of 12.50 GB) which is only sufficient for basic emailing and browsing websites and will not be enough for downloading, uploading or system updates. The password for this service will be provided to you upon arrival.


Telephone is provided for incoming calls and calls to the emergency services only. Outgoing calls will be chargeable.


Heating the thermostat should be set at a low temperature when the property is empty. The wood burner can also be used for heating, it should be noted that there are no signs warning of the obvious risk of injury when getting too close to the wood burner and no fire guard either. A basket of wood is provided free of charge and further wood can be purchased.

Cancellation or Curtailment we operate a strict no refund policy and therefore recommend that travel insurance is in place to cover any unforeseen circumstances that may result in the cancellation or curtailment of your holiday.


Liability. We as owners shall not be liable for any loss, damage, expense, accident, injury or inconvenience, whether to person or property, which you or any other person may suffer or sustain, arising out of or in respect of this letting.


Availability. If the property is not available due to circumstances beyond our control, (e.g. fire or such damage) we cannot guarantee to provide alternative accommodation. All monies will be repaid  and you will have no claim against us.


Breach of contract. Any breach of these conditions by the guest or any other party may result in all parties being asked to leave the property immediately. Should this happen there will be no right to refund.
